RESIDENCES AT SPRINGBROOK–

HIP and its partners broke ground on the Residences at Springbrook in June 2022, and completed construction in April 2024.

This new 90-unit senior community for ages 62+ is located in Clinton, Maryland, on a wooded site that had been neglected and overgrown before it was acquired by Parallax Development Group. Founder Howard Ervin then sought out HIP for its experience in developing Low-Income Housing Tax Credit properties serving seniors.

The design of both the exterior and interior of the four-story building focuses on creating spaces that encourage connection and community for our residents. The welcoming drop-off loop and covered front porch with several soft seating areas foster a sense of ownership and home coming for the new residents.

Inside, there’s nearly 8,000 square feet of community and amenity spaces that provide an additional extension of each resident’s personal living space. Entering the lobby, there is an onsite property management office and Resident Services office adjacent to a seating area that surrounds an inviting fireplace and mailbox center.

The game room is fitted with flexible furniture, a pool table, and a kitchenette that serves as a living room extension to entertain family and visitors. The adjacent multipurpose room is connected by double doors and features a computer station, a cozy seating area with a fireplace, and a large dining room equipped with a kitchenette surrounded by enough dining tables and chairs that allow the entire community to gather in one space for scheduled programming. The back porch and patio act as a quiet and secluded backyard for all, overlooking the adjacent forest and stream. Additional amenities include a fitness room, hospitality suite for guests, and large laundry lounges on the 2nd, 3rd, and 4th floors that include cozy sitting areas equipped with televisions and tables/chairs to host game nights.

Residences at Springbrook is certified under Energy Star Multifamily New Construction and incorporates Watersense plumbing fixtures, EnergyStar appliances, and light fixtures to ensure energy efficiency and sustainability.
